PLANET ZANZIBAR PROJECT

The private beach villas resort of Planet Zanzibar Project with a total area of 4,000 m2, is situated in the locality of Pongwe Bay on the east coast of the island Zanzibar in the Indian Ocean. According to the projects it will consist of two beach villas, each with an area of 360 m2, swimming-pool, restaurant with bar and sports equipment rentals. The total capacity of the facility is 16 people. Each one of 2 luxurious villas is provided for sale through fractional ownership or as a whole privat property to individuals. All villas are equipped with stylish furniture made of tropical wood. Stylish accessories are made of precious mahogany and ebony wood and there are also original paintings of Tinga Tinga. Sun loungers on the terrace, satellite TV, LCD, DVD player and audio set can be found in each villa. The villas also have storage rooms, where all owners may store and lock their personal belongings until their next stay in the villa.

The term "fractional ownership" literally means fractional or partial ownership. In practice this means that you can freely acquire and possess a large share of a luxury villa, depending on the expected length of stay that you want to spend at the destination. International statistics agree that the holiday homes of their owners are not being used more than 24 to 28 days a year. Acquisition costs, maintenance costs and any damage must be borne in full by themselves. Most of the year the house is not being used, often not even maintained. The solution is an occasional rental, which may partially cover the operating costs of the property, provided that the owner can provide that. Fractional ownership solves the problem of ownership of precious commodities whose use of the owners is limited. In recent years, it had been applied mainly in areas such as aviation, yachting or luxury cars. Be careful, the term "fractional ownership" is distinct from the term "time share" or "timesharing". In the first case, we speak of the OWNERSHIP of a part of an immovable or movable property, and the resulting privileges. The second term is only the right to use the subject matter in some time. Therefore, consider the advantages and disadvantages of both systems, until you decide to invest in your OWN house overseas.  The size of an individual share in the fractional ownership system always corresponds to the length of time that the owner is entitled to spend at his villa. We offer the following shares and the lengths of stay corresponding to them:  1/12 share - 1 month/year 1/6 share - 2 months/year  1/4 share - 3 months/year  1/2 share - 6 months/year  The rotation system of occupation of the objects will ensure that their owners will have the opportunity to spend vacation at different times every year. The great advantage of Zanzibar and all destinations located in the equatorial zone is that the summer here lasts almost all year round. The average temperatures range from 25 to 32 degrees, water temperatures off the coast of Zanzibar reaches unbelievable 36 degrees in December! Only in April and May, also known as "green season", there are frequent rains and storms. That is why we decided that the two monsoon months are "not for sale" and will not be offered to our customers. At this time, we will run maintenance and repairs of buildings. The year in our rotation calendar will begin on 1 June and end on 31 March. The role of Planet s.r.o. and its sister organization Planet NGO based in Stone Town in Zanzibar is to coordinate the occupation of villas and respond to the requirements of individual owners, as well as to manage and represent the interests of property owners within the Project. The owners can freely dispose of their shares. It can be used by themselves, their families, they can exchange them with another owner or offer it to a third party. Of course, there is also a possibility to sell the share of one owner to some of the other owners or other interested parties.
